1.28 Acre Lot on The Chestatee River
Lot # 11, Chestatee Shoals, Dahlonega, GA 30533 $113,000
1.28 ACRES AND 100' Frontage
On Both Cavender Creek and Chestatee River
Building Lot, or Recreational Lot~ GREAT TROUT FISHING!
Hike, Kayak, Canoe, Swim. Explore, Relax
Lot #11 is on the beautiful Chestatee River, off Cavender Creek Road. A delightful spot, there is an existing small cabin or camping shelter w a front porch and electricity, a private deck overhanging the river shore, steps into the crystal water, and above and behind the shelter, plenty of land to build a home, if desired. It is gently sloped from frontage on Cavender Creek Rd, and then drops off sharply just behind the the cabin, which is at shore level. There is 100' frontage on both Cavender Creek rd and the Chestatee River.

Chestatee Shoals has only 14 lots, and some are now built upon. All are private and accessed by a level gravel road just off Cavender Creek Road at the narrow bridge crossing of the Chestatee.
This lot is close to the entrance (gated, but not locked), and a couple of hundred feet only to the paved road into the historic quaint gold-rush and college town of Dahlonega, it's numerous excellent restaurants and  attractions. The river makes a constant sound that is most soothing as the water rushes over the rock shoals on its way south. See it; you'll love it!

Directions: Hwy GA 400 North, continue straight 8 miles after 400 ends at hwy 19/60. At dead end, turn right on Cavender Creek Rd. Continue about 4 miles until JUST before the narrow bridge over the Chestatee River. Turn LT onto the gravel road, go through the gate (always open during the day), and you will see the cabin immediately on your left, and the deck over the river on your right. Gravel lane is level, nicely maintained and easily traversed. There is plenty of turn around space just beyond the cabin.

The building area is above and behind the cabin. Notice the driveway next door going up into the woods, and you will see the home built there. It would be a similar location to that.
Cabin is well-built, and dry, but rudimentary and for camping only, not permanent living. Build you dream home on this beautiful lot or fish and camp and enjoy the area. There is no potable water to the cabin at this time. Toilet is functional with river water pumped in, and a small septic field on the lot.
